Welcome to NomadHomeGR.com (“NomadHomeGR”, “we”, “us”, or “our”).

NomadHomeGR is an online platform designed to connect homeowners and property providers in Greece with people, including digital nomads and expats, looking for mid-term accommodation.

These Terms of Use (“Terms”) govern your access to and use of NomadHomeGR.com, including our website, accounts, listings, messaging services and related features (collectively, the “Platform”).

By accessing or using the Platform, you agree to these Terms. If you do not agree with them, please do not use NomadHomeGR.

1. What NomadHomeGR Does

NomadHomeGR is a connection platform.

Homeowners and authorized property providers can publish property listings, while prospective renters can browse those listings and communicate directly with the person offering the property.

NomadHomeGR:

provides the website and marketplace;
allows users to publish property listings;
allows users to communicate with one another;
may moderate listings and user accounts;
may remove content or accounts that violate these Terms.

NomadHomeGR is not a real-estate agency, property manager, landlord, tenant, broker, or party to any rental agreement between users.

Unless expressly stated otherwise, we do not negotiate rental agreements, collect rent, hold deposits, arrange check-in or check-out, or guarantee a rental.

2. Eligibility

You must be legally able to enter into a binding agreement in your country of residence to use the Platform.

You must provide accurate information when creating an account and keep that information reasonably up to date.

If you create an account or list a property on behalf of another person or organization, you confirm that you have the authority to do so.

3. User Accounts

Some features of NomadHomeGR require an account.

You are responsible for:

providing accurate registration information;
keeping your login credentials confidential;
maintaining the security of your account;
all activity carried out through your account.

You must notify us if you believe that your account has been accessed without authorization.

You may not create an account using another person’s identity or provide misleading information about who you are.

4. Property Listings

Homeowners and property providers are responsible for the information they publish.

A listing should accurately describe the property, including, where applicable:

photographs;
location;
rental price;
availability;
property type;
size;
number of bedrooms and bathrooms;
amenities;
internet/Wi-Fi availability;
minimum stay;
additional costs;
deposit requirements;
relevant rental conditions.

You must not publish information that is knowingly false, misleading, outdated, fraudulent, or materially incomplete.

Photographs should accurately represent the property being offered.

You must have the necessary rights and authorization to advertise a property on NomadHomeGR.

We may request additional information or documentation where we reasonably consider it necessary to verify a listing.

5. Homeowner Responsibilities

By listing a property, you confirm that:

you own the property or have authorization to offer it for rent;
the information in your listing is accurate to the best of your knowledge;
you will comply with applicable Greek and EU laws and regulations;
you will comply with applicable tax and rental obligations;
you will communicate honestly with prospective renters;
you will honor rental agreements that you enter into with renters.

Property owners are responsible for complying with applicable Greek rental, tax, safety and other legal requirements.

For example, Greek authorities distinguish between long-term and short-term property leases and impose different requirements.

NomadHomeGR does not provide legal, tax, immigration or real-estate advice.

6. Renter Responsibilities

Renters are responsible for conducting their own checks before entering into a rental agreement.

We recommend that renters:

verify the property and its location;
ask questions about the property;
request additional photographs or a video tour where appropriate;
verify the identity and authority of the person offering the property;
understand the rent and all additional charges;
clarify the deposit and payment arrangements;
obtain a written rental agreement;
comply with the agreed rental terms.

You should never send money simply because someone pressures you to act quickly.

7. Direct Communication

NomadHomeGR provides messaging functionality to help users communicate directly.

Messages should be used for legitimate rental-related communication.

You must not use the messaging system to:

harass or threaten another user;
send spam;
distribute malicious software;
impersonate another person;
solicit users for unrelated commercial purposes;
request or share inappropriate personal information;
engage in fraudulent activity;
circumvent platform restrictions;
facilitate illegal activity.

We may take action where messaging activity violates these Terms or applicable law.

8. Rental Agreements Are Between Users

Any rental agreement is made directly between the homeowner/property provider and the renter.

NomadHomeGR is not a party to that agreement.

The parties are responsible for agreeing on matters such as:

rental duration;
rent;
deposit;
utilities;
payment schedule;
cancellation terms;
check-in and check-out;
house rules;
maintenance responsibilities;
other rental conditions.

We strongly recommend putting these terms in writing.

9. Payments

NomadHomeGR does not currently process rental payments, deposits or refunds between homeowners and renters.

Unless explicitly stated otherwise on the Platform, do not treat a payment request from another user as a payment to NomadHomeGR.

Users are responsible for deciding how and when payments are made and for taking appropriate precautions.

For additional protection, users should avoid sending money to unknown persons before verifying the property, the other party and the rental arrangement.

10. Fees

Free Listings

Unless otherwise stated, homeowners may publish listings without a listing fee.

No Rental Commission

NomadHomeGR does not currently charge a commission on rental agreements arranged directly between users.

We reserve the right to introduce optional paid services in the future, such as featured listings or promotional services. If we introduce fees for a service you choose to use, the applicable price and terms will be presented before you purchase that service.

11. Prohibited Activities

You may not use NomadHomeGR to:

publish fraudulent or misleading listings;
advertise a property without authorization;
impersonate another person;
upload stolen photographs or copyrighted material without permission;
discriminate unlawfully;
harass, threaten or abuse another user;
engage in scams or fraudulent payment schemes;
publish illegal content;
distribute malware or malicious code;
scrape or systematically collect user information without authorization;
interfere with the operation or security of the Platform;
create fake accounts or manipulate reviews or other platform features;
use the Platform for activities unrelated to its intended purpose where prohibited by us.

We may remove content or restrict accounts where we reasonably believe these rules have been violated.

12. Content You Upload

You retain ownership of content you upload to NomadHomeGR, such as photographs, descriptions and other listing information.

By uploading content, you grant NomadHomeGR a non-exclusive, worldwide, royalty-free license to host, reproduce, display, format, distribute and promote that content as reasonably necessary to operate and promote the Platform.

You confirm that you have the rights necessary to provide this content to us.

You must not upload content that infringes another person’s copyright, trademark, privacy, publicity or other rights.

13. Content Moderation and Reports

We may review listings, accounts, messages or other content where necessary to operate the Platform, investigate reports, enforce these Terms, protect users, or comply with applicable law.

You can report a suspicious listing or user through the relevant reporting functionality or by contacting us.

Where applicable under EU law, online platforms must provide accessible mechanisms for reporting illegal content and certain users may have rights to receive reasons for content restrictions and to challenge moderation decisions.

Where we restrict or remove content because it violates these Terms or applicable law, we may provide the affected user with information about the reason and any available review process, as required by applicable law.

14. Reporting a Listing or User

If you believe that a listing or user violates these Terms, you can report it.

Reports may concern, for example:

suspected fraud;
misleading property information;
unauthorized listings;
harassment;
impersonation;
suspicious payment requests;
illegal content;
other violations of our policies.

We may request additional information when investigating a report.

Submitting a report does not guarantee that we will remove content or take a particular action.

15. Accuracy of Listings

We do not guarantee that listings are:

accurate;
complete;
current;
available;
legally permitted;
owned by the person who posted them;
suitable for a particular renter.

Property information is provided by users.

You should independently verify information before entering into a rental agreement.

16. No Guarantee of Users

NomadHomeGR does not guarantee the identity, reliability, financial position, intentions, qualifications or conduct of any user.

We may introduce verification features in the future, but verification does not constitute a guarantee or endorsement of a user or property.

Users remain responsible for exercising appropriate judgment.

17. No Guarantee of Property Condition

NomadHomeGR does not inspect or guarantee the physical condition of properties unless we explicitly state otherwise.

We are not responsible for:

property defects;
inaccurate descriptions;
missing amenities;
damage;
maintenance issues;
disputes concerning deposits;
disputes concerning rent;
cancellation disputes;
disagreements concerning rental agreements.

These matters are between the parties to the rental agreement, subject to applicable law.

18. Third-Party Links and Services

The Platform may contain links to third-party websites or services.

We are not responsible for the content, availability, security or practices of third-party websites.

Your use of third-party services may be subject to their own terms and privacy policies.

19. Intellectual Property

The NomadHomeGR name, logo, website design, branding, software, text, graphics and other original Platform materials are owned by or licensed to NomadHomeGR and may not be copied, modified, distributed or commercially exploited without permission.

User-generated listing content remains subject to Section 12.

20. Privacy

Our collection and use of personal information is described in our Privacy Policy.

By using NomadHomeGR, you acknowledge that your personal information may be processed as described in that policy.

21. Account Suspension or Termination

We may suspend, restrict or terminate an account or remove a listing if:

you violate these Terms;
you provide false or misleading information;
your activity creates a security or legal risk;
we receive credible reports of fraudulent or abusive behavior;
we are required to do so by law;
continued access would otherwise create a significant risk to the Platform or its users.

Where required by applicable law, we will provide appropriate information about the reason for the restriction and available remedies.

Users may stop using the Platform at any time.

22. Availability of the Platform

We aim to keep NomadHomeGR available and functioning, but we do not guarantee uninterrupted or error-free operation.

The Platform may occasionally be unavailable because of:

maintenance;
technical problems;
security incidents;
updates;
third-party service interruptions;
circumstances outside our reasonable control.

23. Limitation of Our Role

To the extent permitted by applicable law, NomadHomeGR is not responsible for disputes, losses, damage or claims arising directly from agreements or interactions between users.

This includes disputes relating to:

rent;
deposits;
property condition;
property ownership;
availability;
cancellations;
personal conduct;
damage to property;
failure to perform a rental agreement.

Nothing in these Terms excludes or limits liability that cannot legally be excluded or limited under applicable law.

24. Indemnification

To the extent permitted by applicable law, you agree to compensate NomadHomeGR for reasonable losses, claims, liabilities and expenses arising from your unlawful use of the Platform, your violation of these Terms, or your infringement of another person’s rights.

This provision does not affect any rights or protections that cannot legally be waived.

25. Changes to These Terms

We may update these Terms from time to time.

When we make material changes, we will provide appropriate notice through the Platform or another reasonable method.

Your continued use of NomadHomeGR after the updated Terms become effective means that you accept the revised Terms, except where applicable law requires a different form of consent.

We will indicate the date of the latest update at the top of this page.

26. Governing Law

These Terms are governed by the laws of Greece, except where mandatory provisions of applicable EU or other law provide otherwise.

Nothing in these Terms is intended to deprive consumers of mandatory rights or protections available to them under applicable law.

27. Disputes

We encourage users to contact us first so that we can try to resolve issues informally.

Nothing in these Terms prevents a user from exercising any mandatory legal rights or remedies available under applicable law.

Where applicable to the Platform, users may also have rights under EU rules concerning complaints and out-of-court dispute resolution for platform moderation decisions.
